  • Pro-Leagle's Valuation Reports are regularly commissioned by estate agents, solicitors and individuals wishing to facilitate a lease extension.
  • A Chartered Surveyor's Valuation should not be necessary for you to determine the reasonable value of your Tenant's lease extension providing that Pro-Leagle has all of the necessary information.

Why do I Need a Valuation?

Pro-Leagle's Valuation Reports are an invaluable, fast and professional way of ascertaining the value of a leasehold extension. These reports are frequently used in both informal and formal settlement of a lease extension premium and could be of use to you if:

  • You have been approached by your leaseholder to agree the price of a leasehold extension.
  • You have received a formal Section 42 Tenant's Notice from your leaseholder requesting a statutory leasehold extension.
  • You are reluctant to sell a freehold share to your leaseholder but wish to offer a lease extension instead.
  • You wish to realise funds relating to the freehold asset you own.

What Does a Pro-Leagle Valuation Comprise?

  • Pro-Leagle's Leasehold Extension Valuation Report is a mathematical calculation setting out in detail how much your lease extension will cost. This is derived from the statutory calculation set out in the Leasehold Reform Housing and Urban Development Act 1993.
  • Variables used in the calculation are derived from your lease, statute, Parry's Valuation Tables, and values upheld in the Leasehold Valuation Tribunal for areas throughout England and Wales.
  • Pro-Leagle's Valuation Report provides two pages of calculation per Report complete with Marriage Value breakdown (if applicable). Two pages of detailed explanation are also provided.

How do I get a Pro-Leagle Valuation?

There are two types of Valuation service, Express or Standard. For both of these Pro-Leagle will need to see a copy of your lease. You will also need to give a sensible and realistic valuation of the current value of your home. Improvement works to your property can be taken into account to your benefit.

Express – £115.00 (inc. VAT and postage)
You can commission a Valuation Report online by PayPal if you want to use the Express Service. Turnaround for the Express Valuation service is one to two working days from receipt of your copy Lease, Particulars and Agreement Form and fee.

Standard - £99.00 (inc. VAT and postage)
Turnaround for the Standard Valuation service is seven to ten working days from receipt of documents.
